Shooting Inspection Video in a Crawl Space: Light, Lens and Not Getting Stuck

The crawl space under a 1958 ranch on a Cambrian Park cul-de-sac was 22 inches at the access hatch and 14 inches at the far end under the kitchen, and the seller’s disclosure said the house had been bolted to its foundation in 2009. My buyer wanted proof. I have shot every inspection on video since 2016, and crawl spaces are where the method gets tested: no light, no room, dust that kills autofocus, and a camera that has to come out with usable footage of every anchor bolt and cripple wall panel or the trip was wasted.

Light first, camera second

Nothing in a crawl space is lit. The camera cannot record what the light does not reach, so I spend more on light than on glass. My kit is three pieces: a 1,000-lumen headlamp with a wide flood and no spot, a compact LED panel about 6 inches wide that runs at 5,600 K and clips to the camera cage, and a 4-inch magnetic puck light I can set on a pier or a pipe to throw light across a surface from the side. That last one matters. Bolts, cracks and efflorescence show up when light rakes across them at a low angle, and a headlamp pointing the same direction as the lens flattens everything into a gray smear.

Color temperature stays consistent across all three, or the footage shifts from blue to orange as I move and everything looks like a different crawl space. I lock white balance at 5,600 K to match the panel and ignore the auto setting.

The lens and the settings that survive the dust

I shoot on a small mirrorless with a 12mm lens — about 18mm equivalent — wide enough to capture a whole cripple wall bay from 3 feet back. Autofocus fails in dust and low contrast, so I set manual focus at 4 feet, f/5.6, ISO up to 6,400 if needed. Grain is fine; missed focus on an anchor bolt is not. Frame rate is 30 fps at 1/60 s in a flat profile so I can lift shadows later. The whole rig weighs 2.5 pounds. A phone works for a quick look but the sensor is too small for evidence-grade footage of hardware.

What I shoot for a seismic retrofit record

A buyer paying Santa Clara County prices wants to know the bolting was done throughout, not just at the hatch. The shot list is a full lap:

  1. A slow pan from the hatch across the whole visible space with the panel light, 20 seconds, so the layout is on record.
  2. Every anchor bolt or plate, with the puck light raking from the side, held 3 seconds each. I count them on camera out loud. On this house: 31 bolts on a 160-foot perimeter.
  3. Each cripple wall bay with plywood, shot square to show the nailing pattern, then at an angle to show edge nailing into the sill and top plate.
  4. Every pier and post, connection at top and bottom.
  5. Anything wet, stained, or chewed. In Cambrian Park on old orchard soils: efflorescence on the stem wall and rodent runs in the insulation.

Each clip is narrated with my location — north wall, third bay from the northeast corner — so a viewer who has never been under the house can follow it. On this inspection the bolting checked out, but the west cripple wall plywood stopped 8 feet short of the corner. The 2009 permit had covered the full perimeter. That clip was in the buyer’s repair request the next morning.

Not getting stuck, and knowing when to stop

I read the OSHA general guidance on confined spaces when I started doing this. Two rules: someone knows I am under the house and when I expect to be out — I text from the hatch — and I turn around at the point where I can still turn around. Fourteen inches under a kitchen with ducts is that point; the camera goes ahead on a 3-foot painter’s pole.
